Niseko as target

Niseko is a resort area blessed with rich nature, with Mt. Yotei (Ezo Fuji) on the east side as a national park and the Niseko Mountain ranges including Niseko Annupuri on the north side as a national park. In summer, guests can enjoy a variety of outdoor sports, including mountain climbing and trekking, canoeing, rafting and horse riding. In winter, many tourists from abroad come due to the world-class snow quality and a large number of ski resort facilities. In addition, tourists can enjoy many hot springs and choose from a variety of accommodations, from simple accommodations to unique pensions and modern hotels.

In Hokkaido, the development of resorts by overseas capital is started one after another. In the Niseko area, a series of major U.S. hotel brands Park Hyatt and the Ritz-Carlton Reserve has opened last year. In 2022, a major real estate development company in Singapore is planning to open a large condominium “Setsu (Snow) Niseko”. In the Niseko area, construction of “super luxury villas” is also actively carried out.

As of January 1, 2020, the number of overseas capitals that owns land or building in Hokkaido became 4,406 from at least 58 countries and regions. This is more than 12% higher than the previous year’s 3,922. By municipality, Niseko area is still the largest, and the total of the Niseko three towns is 2,283, more than twice as large as the big city Sapporo.

The price of real estate transactions in the Niseko area is 9,000 US dollars per square meter, and about 1 million in Japanese yen. In fact, compared to the world’s famous ski resorts, “Kercheval (France)” is 3.16 million yen per square meter, “Aspen (U.S.A.)” is 2.76 million yen per square meter, St. Moritz (Switzerland) is 2.26 million yen, and Nieko’s price is only about one-third.
In the corona disaster, the rate of increase in land prices in 2021 was 25% year-on-year, to lead the rate of increase in residential areas nationwide. Kucchan town is adjacent to Niseko Resort, which is popular among foreigners, and land acquisitions by overseas companies are booming.
The demand for mountain resorts (areas with ski resorts) where people can enjoy both summer and winter is increasing, avoiding crowds, and it is also popular as a summer resort as a base for remote work. As a result, prices for luxury resort properties targeting the wealthy are expected to rise globally. The Niseko area of Hokkaido is exactly the target.
