What is a Buyer’s Agent?

A buyer’s agent is a real estate professional who leads a buyer through the process of transaction of properties. As an agent of a purchaser in a property transaction, a buyer’s agent has a legal obligation to protect the interests of the buyer and work to ensure they can find possibly the best deal.

Buyer’s Agent and Seller’s Agent in Japan
In a real estate transaction, there are usually two property agents involved. One is a buyer’s agent and another is a Seller’s agent. The buyer’s agent works on behalf of the buyer, while the seller’s agent represents the interests of the seller.

In Japan, most real estate brokers work for either buyers and sellers. Although it is prohibited in principle to be both agencies in the same transaction that is a dual agency, it is treated as normal in the field of real estate industry, and Japanese usually do not care for it in real estate transactions as Japanese cultural norms.
The buyer’s agent will help the buyer in navigating the property by finding listings and meeting their unique needs. The seller’s agent, on the other hand, is responsible for listing a property for a seller. A seller’s agent has a responsibility to take care for the seller by ensuring that they secure the best deal possible for the sale of his property.
Real estate brokers who seek to get brokerage fees from both seller and buyer may try to put priority on seller’s interests over buyers. So it is not recommended to commit to a dual agent because it leads to a conflict of interest.

It is common in the world to hire buyer’s agents.
In fact, in the USA, about 40% of buyers use buyer’s agents to purchase real estate. And 85% of property buyers said they would like to use a buyer’s agent when buying a home.
That way, I think it’s reasonable to require professional help in buying properties in Japan as well, because by that you will be ensured to find and buy properly, and entrust him or her to manage property for rental and maintenance after purchase.

They may also work at regular real estate agencies. Many real estate agencies take care of property management functions. PMs help with or take care of setting the rent, introducing the owner to insurance companies, helping to place tenants, providing customer service to current tenants, corresponding with management companies, taking care of repair work, being there for facility inspections, taking care of maintenance, sending you your money, and being there for things such as the handover of the property when you, the owner, would otherwise have to be there. That way, it is a true investment, not a job—that is, the income from it is as passive as possible, and you can enjoy your financial independence.
